                        <content:encoded><![CDATA[<p>..just a fleeting and passing thought..would anyone else agree/think perhaps this to be a good idea for the LowerHall at the MBYC, to be used/Rented from CanadaBlood Services as one of their TemporaryLocations for Blood Donations.?.as a Donor I do believe they revisit Locations every 50Days..they would certainly be a consistently problem free, renewable NON-Weekend Tenant..as I am not aware of any other NorthEnd/Club affiliated Facility doing the same, I cant imagine it as anything other than a Positive Image Maker..</p>

                        <content:encoded><![CDATA[<p>I don't believe we discussed proxies as part of our voting process.  To my mind proxies offer benefits and drawbacks.  With a number of voting members perhaps away over the winter, proxies would allow them to exercise their rights.  The major drawback of proxies lay in the political nature of any organization; namely, the collection of proxies in order to vote for or against a particular motion.  Some thought would have to go into measures to avoid this practice.</p>]]></content:encoded>

                        <content:encoded><![CDATA[<p>A key goal of the City's plan is to have a public walkway/boardwalk around the shoreline from Bayfront Park to Pier 8.  There are multiple impacts the boardwalk will have on the Club.  These are described below.</p>
<p>We expect that the walkway will impact approximately 28 slips.  The City has repeatedly indicated that 'we will have tomorrow what we have today'. </p>
<ul>
<li>We have proposed that the 28 slips be built onto an extension of Dock D (from about where the pump-out currently is).  This dock modification would also include slips for the Knot-A-Breast boats.</li>
</ul>
<p>The off-season storage/parking area will be reduced.  This will impact the number of boats that can be stored over the winter season.</p>
<ul>
<li>We have proposed that the new lease include access to other land to compensate for the loss of storage area.  Boats that are capable of being moved would be stored at that secondary site.  The discussion to date was to use part of the old MacDonald area for that purpose.</li>
</ul>
<p>We will have a new perimeter to manage.</p>
<ul>
<li>A security fence and gates will be needed to separate the boardwalk from the Club's property.  New, improved security access gate(s) to the docks may also be needed.</li>
</ul>
<p>Lift-in/out operations will need to be coordinated with the City.</p>
<ul>
<li>Boats will be lifted over the boardwalk.  As a result, the boardwalk must the closed during those operations.  We have proposed that there be gates on the boardwalk that can be closed to detour pedestrians onto the existing roadway during lift operations.  Since it impacts the public, we will need to ensure that lift operations include liaison with the City.</li>
</ul>
<p>The boardwalk as proposed will impact the crane and its operation. Two options are under consideration and discussion:</p>
<ul>
<li>Routing the boardwalk around the crane seems to be a simple solution.  However, this option will require that the mast be moved across the boardwalk for stepping/un-stepping which may require managing pedestrian traffic.  In addition, the public will be close to the stepping operation.  Our security and safety protocols are good but we would certainly be under public scrutiny.</li>
<li>Relocating the crane and the mast storage to a secure area on the water side of the boardwalk is also an alternative.  A possible location may be onto the old MacDonald Marine property.There are several challenges that need further discussion with the City (and ourselves). </li>
</ul>
<p>Below is a link to a sketch that proposes the replacement dock/slip indicated in <span style="color: #ff0000">Red.<span style="color: #000000">  The image also depicts the relocated crane and mast storage option.</span></span></p>

<p>We submitted an outline of the Club, membership and operations to the City.  That plus follow up meetings both at City Hall and at the Club gives us confidence that they have a good knowledge of the Club.</p>
<p>The most significant impact for the Club is the boardwalk around the shoreline.  That will impact (reduce) slips and land.  The City has assured us that we will be accommodated for those losses - "what we have today, we will have tomorrow - it just might not look the same".</p>]]></content:encoded>

<p>Have we already submitted information to the City about what we are doing? - The way I read the questions sounded like they are looking for something we haven't said yet - It may help to see what we've already said</p>
<p>If they are still thinking of going in the direction of the 2010 draw ups... That makes a major change for the waterfront of the building. (Pages 10-12 of the document I believe are MBYC related) -- Could we look at how to make that work for us and add something beneficial to the City/ Waterfront as well? </p>
